

The Canada Green Building Council is adapting the USGBC LEED 2009 for New Construction and Major Renovations rating system for use in Canada.
The intent of this online discussion is to gather membership feedback on how the LEED Canada 2009 for New Construction and Major Renovation rating system could address application for leased space not directly controlled by the building owner.
The proposed approach for LEED Canada 2009 for New Construction certification of buildings with leased space is consistent with that of the Application Guide for Core and Shell Buildings and Leased Tenant Space, and the intentions for LEED Canada 2009 for Existing Buildings: Operations and Maintenance.
Key features of this approach include:
- the base building and all owner fit-up tenant spaces must comply with LEED Canada 2009 for New Construction requirements for a credit to gain that credits' points;
- at least 50% of the building area must be fit-up to with LEED Canada 2009 for New Construction requirements for certification; and
- leased tenant space (of up to 90% of the building floor area, or 80% in mixed use projects) must have lease agreements that require tenant spaces to comply with credit requirements included in the with LEED Canada 2009 for New Construction certification.
